CLIENT: As you know, I own two office buildings downtown. One of them will be vacant next year and I’m currently evaluating prospective tenants. Generally speaking, I prefer established companies with a track-record.

CLIENT: Yes, but the potential lessee I'm most interested in doing business with is a company I’ve never heard of. Actually, I met some of the principals last week.
